A development of this scale moves constantly. Prices shift, units sell, phases release. Printed boards, fixed renders, and scale models are out of date the moment they are made, and none of them let a buyer do the one thing they actually want: see a specific unit, with today's real status, on the spot.
The client needed a sales tool that matched the ambition of the project itself. Something immersive enough to sell the vision, and accurate enough to close on the details, across a thousand-plus units, without slowing down.
We built a single real-time application that holds the entire masterplan, connects directly to the client's live inventory, and runs anywhere from a gallery touchscreen to a tablet in a broker's hand.
The experience connects straight to the client's live inventory data. The moment a unit is reserved, sold, or repriced, it updates inside the app. No re-exports, no waiting on the production team, no risk of showing a buyer a unit that closed last week.
Every meaningful place in the development is interactive. Amenities, green spaces, sports and wellness facilities, retail and dining, and individual homes all respond to a touch, surfacing media, descriptions, and live detail. Buyers explore the lifestyle, not just the floor plan.
This is where a viewing turns into a sale. As a buyer explores, they favourite the homes they love and capture screenshots of the views that move them. Before they leave the room, the agent enters their email and the experience instantly sends a personalised package: their favourited units, the matching brochures, and their own saved screenshots. No "I'll follow up tomorrow," no lead forgotten in a notebook. The follow-up is done before they reach the car park.
Handling a development this large in real time is where most tools fall over. Ours doesn't. All 1,032 homes, the 944 townhouses and 88 villas, are individually selectable inside one fluid, photorealistic scene, with no drop in fidelity and no loading screens between them.
Green space is the entire point of a sustainable city, so it could not look fake. We populated the masterplan with thousands of trees, plants, and planting beds using bespoke procedural generation systems, placing vegetation with real accuracy across the whole site. Then we optimised relentlessly, so all of that detail still runs smoothly on a gallery touchscreen, with no loading and no lag.
The same high-fidelity experience runs on the gallery's large touchscreen, on an agent's tablet during a private viewing, and on a laptop in a remote pitch. Non-technical sales staff drive it with zero training, because it behaves exactly the way people expect a screen to behave.
The experience didn't just look good in a pitch. It became the tool the sales team reaches for first, every day, with every buyer.
